     An Exclusive Buyer’s Agent represents his or her client solely. There is no Conflict of Interest. Unlike “traditional agency” where both agents in a transaction owe their legal and ethical allegiance to the seller of a property, a Buyer’s Agent has only the buyer’s best interests in mind.
     The listing agent has a contract with the seller that sets the amount of commission to be paid to him or her. If you call the number on a yard sign, Internet ad or walk through an open house, that agent is working for the seller. Should you decide to buy the home, the seller's  agent gets the whole fee. If you come to the table with your own agent the fee is split. It costs you nothing extra to have an agent working for YOU not for the seller.
